Why work with a mortgage broker?

  • More options than one retail bank. Banks only offer their own programs. As a broker, we compare wholesale pricing and loan products across lenders so you can see what actually fits your situation.
  • Personal review, not checkbox chaos. We look at your income, assets, and credit story with you up front, then package the file carefully for the lender that matches your profile.
  • Clear numbers before you commit. Rate, payment, points, PMI, and cash to close should be understandable. We walk through the tradeoffs so you can decide with confidence.
  • Support after you close. Once your purchase loan funds, you can enroll in free RateAnalyzer monitoring so TRADMOR can alert you when a refinance opportunity may make sense later.

Common purchase paths

Every file is different. At a high level, these are the programs we often discuss with California buyers:

  • Conventional loans. Typically for borrowers with solid credit and a down payment that fits agency or jumbo guidelines. Down payment amounts vary; many buyers put less than 20% down and may pay PMI until equity grows.
  • FHA loans. Often helpful when you want a lower down payment or more flexible credit guidelines. Mortgage insurance rules differ from conventional PMI.
  • VA loans. For eligible veterans and active-duty service members. Often $0 down when the purchase price and entitlement support it. Ask us if you may qualify.
  • Other options when needed. Depending on your profile, we can also explore programs such as bank-statement (non-QM) loans for self-employed borrowers, ITIN loans, renovation financing, or California down-payment assistance where you qualify. We will only recommend what fits your file.

Down payment myths (without the hype)

You do not always need 20% down. Some programs allow much less. Putting less down can mean PMI or other insurance costs, so the right answer depends on your cash reserves, monthly payment comfort, and how long you expect to keep the loan. We will map the real cash-to-close picture, including prepaid items and closing costs, before you write an offer.

Gift funds, seller credits, and lender credits can also change the cash you need at the table. Bring those possibilities up early so we can model them correctly and avoid last-minute surprises.

What the process looks like

  1. Quick conversation or Quick Application. Tell us about the home you want, your timeline, and how you earn income. No Social Security number online.
  2. Personal review. We review income and assets with you and identify strong lender matches.
  3. Pre-approval you can use with confidence. Clear terms help your realtor write competitive offers.
  4. Underwriting and closing. We coordinate conditions, appraisal, and title so you can move toward closing day with fewer surprises.
  5. RateAnalyzer after close. Enroll so we can watch the market for you going forward.

Documents we often request

Exact lists depend on your income type and the loan program. Having these ready speeds pre-approval and underwriting:

  • Recent pay stubs and W-2s (or tax returns and business paperwork if you are self-employed)
  • Bank and asset statements showing funds for down payment and reserves
  • Photo ID and contact details for all borrowers
  • Purchase contract and disclosures once you are in escrow
  • HOA documents, gift letters, or divorce/support paperwork when they apply to your file

We never ask for your Social Security number on our website forms. Sensitive details are collected securely when you complete the full application with a licensed loan officer by phone or video.

Pre-approval tips for California offers

  • Get pre-approved before you tour seriously. Sellers and listing agents take offers more seriously when financing is already reviewed.
  • Know your cash-to-close range. Ask us for an estimate that includes prepaid interest, taxes, insurance, and typical closing costs, not just the down payment.
  • Align your realtor and your loan officer. Contingency timelines, appraisal gaps, and rate-lock windows work better when everyone is talking.
  • Avoid big credit or job changes mid-escrow. Large purchases, new debt, or job switches can delay or derail underwriting.
  • Plan the lock carefully. We will discuss when locking makes sense based on your contract and market conditions.

California notes

TRADMOR.COM, Inc. is a California mortgage broker with an appointment office at 346 Rheem Blvd #103, Moraga, CA 94556. Much of the process happens by phone, video, and secure document upload, which is convenient for buyers across the state. Closing can often be completed with a mobile notary or other remote-friendly options when available through title and escrow; we will coordinate what fits your timeline and county requirements.

Licensed loan officers (including Lucy McDonald, Broker) will walk you through disclosures, Loan Estimate timing, and Closing Disclosure review so California consumer protections and federal TRID rules are clear before you sign.

Frequently asked questions

How is a broker different from my bank?
A bank typically offers only its own products. As a broker, TRADMOR shops wholesale lenders and programs so we can match pricing and guidelines to your file rather than forcing you into one shelf of options.

Do I need perfect credit to buy?
No. Credit guidelines vary by program. We will review your situation honestly and discuss conventional, FHA, VA, or other paths that may fit. We will not invent a path that underwriting cannot support.

How long does a purchase loan take?
Timelines vary with the lender, appraisal, title, and how quickly conditions are cleared. Many California purchases close on a schedule driven by the purchase contract. We will set expectations for your specific file rather than promising a fixed number of days.

Will you pull my credit when I submit the Quick Application?
The website Quick Application is a request to be contacted. We do not ask for your Social Security number online. A licensed loan officer will explain credit authorization when you are ready to proceed with a full application.

Can I use gift funds for my down payment?
Often yes, depending on the program and documentation. Tell us early so we can structure the gift letter and paper trail correctly.

What happens after I close?
You can enroll in free RateAnalyzer monitoring (technology of Sourcetec, Inc., licensed to TRADMOR). We watch your rate and market pricing so you hear from us when a refinance may be worth reviewing.

Who is my main contact?
