Refinance when the numbers work for you
Refinancing should improve your payment, term, cash position, or overall plan, not just chase a slightly lower advertised rate. TRADMOR.COM, Inc. shops wholesale refinance options for California homeowners and helps you decide whether a new loan is worth the cost.

When a refinance often makes sense
- You can lower your interest rate enough that the savings outweigh closing costs within a timeframe you are comfortable with.
- You want a shorter term to pay the home off faster, or a longer term to ease the monthly payment.
- You need to tap equity for a planned use (home improvements, debt restructuring, or other goals) and understand the tradeoffs of a cash-out refinance.
- Your credit, income, or home value has improved since you last financed, opening better pricing or programs.
- You want to remove or replace a borrower, change from an ARM to a fixed rate, or clean up a high-cost second lien when the math supports it.
Sometimes waiting is smarter. That is why we offer free RateAnalyzer monitoring: enroll your current mortgage and we will reach out when a move may be worthwhile.
Types of refinance (high level)
- Rate-and-term refinance. Replace your current loan mainly to change the rate and/or term. Often the cleanest way to lower a payment or shorten the payoff timeline.
- Cash-out refinance. Borrow more than you owe and take the difference in cash. Useful when equity is strong and the new payment still fits your budget.
- Streamline or simplified paths. Some government-backed loans have reduced-documentation refinance options when you qualify. We will tell you if one applies.
- Cash-in refinance. Bringing money to closing can improve loan-to-value, pricing, or PMI removal in some cases. We will model whether that helps your goals.
Break-even and cost discussion
A lower rate only helps if you keep the loan long enough for the monthly savings to cover what you spend (or finance) to get it. Before recommending a refinance, we typically walk through:
- Total closing costs and points. What you pay upfront versus what is rolled into the new loan balance.
- Monthly payment change. Principal and interest, plus any change to mortgage insurance, taxes, or escrow.
- Break-even horizon. Roughly how many months of savings it takes to recover costs. If you expect to sell or refinance again sooner than that, waiting may be wiser.
- New loan term. Stretching back to 30 years can lower the payment but may increase total interest over the life of the loan. Shortening the term can raise the payment while building equity faster.
- Cash-out impact. Extra cash today means a larger balance and usually a higher payment. We will connect the use of funds to the long-term cost.
Paying large discount points or high upfront fees for a slightly lower rate can backfire if you move or refinance again before you break even. Our usual approach is to compare competitive market pricing (including no-points or lender-credit structures when available) and then let RateAnalyzer, licensed to TRADMOR from Sourcetec, Inc., watch the market after you close.
Whenever rates move enough that a new refinance may help (sometimes on a structure where the new lender credits standard closing costs), we can alert you so you are not left watching daily rate headlines alone.
What we need to give you clear numbers
- Approximate current balance, rate, and remaining term
- Estimated home value and property address
- Your goals: lower payment, shorter term, cash out, or compare options
- A short conversation about income and credit (no Social Security number on our website forms)
- Recent mortgage statement and home insurance info when you are ready to move forward
Documents that often help
- Current mortgage statement showing balance, rate, and escrow
- Homeowners insurance declarations page
- Income documentation (pay stubs and W-2s, or tax returns if self-employed)
- Asset statements if reserves or cash-to-close matter for the new loan
- HOA info, rental leases, or other property details when they affect underwriting
Sensitive identifiers are collected when you complete the full application with a licensed loan officer, not on our public website forms.
What the refinance process looks like
- Goals conversation or Quick Application. Share what you want to improve and your current loan basics.
- Scenario comparison. We outline rate-and-term versus cash-out (or wait) with costs and break-even in plain language.
- Application and disclosures. A licensed loan officer walks you through the Loan Estimate and next steps.
- Appraisal, underwriting, and conditions. We coordinate title, appraisal, and lender conditions.
- Clear to close and funding. Review the Closing Disclosure, sign, and fund. Then enroll in RateAnalyzer if you have not already.
Short videos on document review, appraisal, underwriting, and clear-to-close are on The Loan Process.
California notes
TRADMOR.COM, Inc. serves California homeowners from our appointment office at 346 Rheem Blvd #103, Moraga, CA 94556. Much of refinance work happens remotely by phone, video, and secure upload. Closing can often use a mobile notary or other title/escrow arrangements when available for your county. Lucy McDonald, Broker, and the TRADMOR team will explain timing for the Loan Estimate, Closing Disclosure, and right of rescission on primary-residence refinances where it applies.
Frequently asked questions
How do I know if refinancing is worth it?
Compare the new payment and costs to how long you plan to keep the loan. We will estimate a break-even point and talk through non-rate reasons (term change, cash out, removing PMI) so you can decide with clear tradeoffs.
Should I pay points to buy the rate down?
Sometimes, if you will keep the loan long enough. Often a competitive market rate (or a lender-credit structure) plus ongoing RateAnalyzer monitoring is a better fit. We will show both sides.
Can I refinance if I have less than perfect credit?
Possibly. Guidelines and pricing vary. We will review your credit story honestly and only recommend programs that fit.
Do you refinance loans that did not start with TRADMOR?
Yes. You can also enroll any current mortgage in free Track My Rate monitoring regardless of who originated it.
Will you ask for my Social Security number on the website?
No. Website forms are contact and tracking requests only. Full application details are handled with a licensed loan officer.
How long does a refinance take?
It depends on appraisal, title, underwriting conditions, and your responsiveness. We set expectations for your file rather than promising a fixed calendar.
